About the role

Job Description: Building Information Modeling (BIM)

Position: BIM Coordinator Experience: 10 to 20+ Years Location: Ahmedabad Employment Type: Full-Time

Position Overview

The BIM Coordinator is responsible for establishing, governing, and driving Building Information Modeling (BIM) and Virtual Design & Construction (VDC) workflows across preconstruction and field operations. This position operates under a management and coordination framework rather than an in-house modeling/production drafting model.

All design models and trade-specific fabrication models (LOD 350/400) are authored by external design consultants and specialized trade subcontractors (MEPF, structural steel, concrete, drywall/framing, and building envelope). The BIM Coordinator serves as the GC's central technical authority who orchestrates model federation, establishes project BIM standards, audits incoming data, facilitates multi-trade clash resolution, and bridges model data into field execution, 4D logistics, and reality capture.

Key Responsibilities

1. BIM Execution Planning (BEP) & Governance

  • Author, implement, and enforce project-specific BIM Execution Plans (BEP/BXP) aligned with owner agreements, prime contract deliverables, and industry benchmarks (ISO 19650, AIA G202).
  • Define modeling scopes of work, coordinate origins, project grid benchmarks, Level of Development (LOD 300 to LOD 400/500) requirements, and geometric tolerances for all subcontractor agreements.
  • Establish and govern the project Common Data Environment (CDE) using Autodesk Construction Cloud (ACC) / BIM 360, Procore, or Revizto, setting upload schedules, permission tiers, and automated folder distribution workflows.

2. Multi-Trade Coordination & Subcontractor Oversight

  • Lead weekly spatial coordination meetings with MEPF, structural, framing, and specialty trade subcontractors to drive constructability resolution before fabrication and installation.
  • Manage and federate trade models; run automated and manual clash analyses using Navisworks Manage and Revizto, distinguishing real physical/clearance conflicts from false positives.
  • Hold trade contractors accountable to coordination milestones, clash resolution sign-offs, and agreed-upon space allocations according to contract documents.
  • Manage issue-tracking platforms (e.g., Revizto, ACC Issues, BIM Track), issuing action items, constructability RFIs, and tracking items to verified closeout.

3. Subcontractor Model Auditing & Quality Assurance (QA/QC)

  • Audit incoming trade models to verify compliance with BEP guidelines, coordinate systems, parameter schemas, naming standards, and equipment clearance requirements.
  • Review subcontractor shop drawings, fabrication spool sheets, and sleeve/penetration layouts directly against the federated model for sign-off prior to field installation.
  • Ensure all models incorporate manufacturer-approved cut sheets, maintenance access envelopes, and code-required clearances.

4. 4D Logistics, 5D Preconstruction & Constructability Analysis

  • Leverage design and trade models during preconstruction to extract quantities for estimating and constructability reviews via Assemble Systems, Navisworks, or CostX.
  • Partner with Project Schedulers and Superintendents to assemble 4D construction simulations (e.g., Synchro 4D or Navisworks TimeLiner) linked to CPM schedules (Primavera P6 / MS Project) for site logistics, crane staging, and trade sequencing.
  • Support project teams in developing site logistics visualizations, temporary works layouts, and sequencing presentations for owner and stakeholder meetings.

5. Reality Capture & Field Layout Integration

  • Manage jobsite laser scanning (LiDAR / SLAM) operations (via self-perform scanning or specialty scanning vendors) and integrate registered point clouds into active federated models.
  • Perform scan-to-BIM comparison and deviation analysis (floor flatness/levelness, concrete anchor placement, MEP penetration verification) to catch discrepancies prior to concrete pours and interior buildouts.
  • Prepare and export coordinated layout point data to field layout teams utilizing Robotic Total Stations (RTS) (e.g., Trimble Field Link, Leica iCON).
  • Equip and train field superintendents, foremen, and project engineers to access federated models on tablets for real-time site verification.

6. Handover, Closeout & Process Automation

  • Manage the collection, validation, and assembly of final coordinated As-Built models, COBie data, and asset handover deliverables required for owner facility management.
  • Implement workflow automations, clash reporting routines, and model health verification scripts using Dynamo, Python, or API integrations across Navisworks, Revizto, and ACC.
  • Conduct post-coordination reviews with project teams to capture lessons learned and continuously improve subcontractor BIM contract language and company coordination protocols.

Key Requirements

  • Bachelor’s degree in engineering or a related discipline.
  • Minimum 10+ years of experience in BIM with significant experience as a BIM Coordinator, or BIM Lead.
  • Proven expertise in BIM coordination, model management, and multidisciplinary project delivery.
  • Proficiency in Revit.
  • BIM model development in MEPF disciplines must have.
  • CADWorx
  • Strong hands-on experience with Navisworks Manage, including clash detection, rule creation, reporting, and model coordination.
  • Strong understanding of BIM workflows, standards, and project execution methodologies.
  • Demonstrated ability to troubleshoot BIM software and user-related issues.
  • Excellent communication, stakeholder management, organizational, and analytical skills.
  • Experience generating coordination reports, dashboards, and project deliverables using Excel and other reporting tools.

Preferred Qualifications

  • Experience in MEP, Highrise Building Projects, Precast Projects, or large-scale  projects.
  • Exposure to BIM automation, scripting, batch processing, or digital engineering tools.
  • Experience leading BIM teams across multiple concurrent projects.
  • Knowledge of BIM standards such as ISO 19650 and common industry best practices.
  • Experience conducting BIM training and mentoring programs.
  • Active participation in BIM user groups, technology forums, or industry communities.
  • Familiarity with digital construction, BIM-enabled project controls, and integrated project delivery methodologies.
